Short answer: Going by what sellers asked, a typical car wash business cost in the UAE is about AED 200,000. Across 28 car wash businesses listed on BusinessFinder.me between 2019 and 2024, the median asking price was about AED 200,000, and half asked between roughly AED 105,000 and AED 460,000. A car wash centre with its own premises asked much more (median about AED 320,000) than a mobile or parking car wash (about AED 105,000). These are sellers’ asking prices, not final sale prices. Where these prices come from

We went through BusinessFinder.me’s own history of car wash, car detailing and service station ads that have since expired or been removed. Before calculating anything, we took out a shop inside a petrol station that was not a car wash, likely reposts of the same business, the placeholder price that appears on dozens of unrelated ads, and one ad asking AED 50,000 for a 21,000 sq ft site with AED 500,000 yearly rent, which could not be a full price.

That leaves 33 priced listings: 28 businesses and 5 car wash trade licences sold on their own. 25 are in Dubai, 4 in Sharjah, 3 in Ajman and 1 in Abu Dhabi. Most were listed in 2019–2022, and only 4 are from 2023–2024, so treat the figures as a guide rather than a price list. All numbers describe groups of listings, never a single seller.

The type of car wash matters most. A car wash centre has its own site, bays, pressure machines and water-recycling equipment, often with a lube or detailing section, and it carries a large rent. Their asking prices ran from AED 90,000 to about AED 850,000, with one large car wash and repair centre at about AED 4 million.

A mobile or parking car wash works from vans or inside building car parks. You are mainly buying the licence, the equipment, the staff and the contracts with buildings or customers, so 8 of the 11 asked AED 125,000 or less. Two established parking car wash operators asked AED 1 million and AED 3.75 million, the second stating monthly sales of about AED 400,000.

Six in ten asked under AED 250,000. The few listings above AED 1 million were large, established operators with many staff and stated sales in the millions.

Have car wash prices changed?

The 21 listings from 2019–2021 had a median asking price of about AED 150,000, including the licence-only sales. The nine from 2022–2023 had a median of about AED 125,000. The three listed in 2024 asked AED 125,000 (a car wash and detailing centre in Ajman), AED 290,000 and AED 450,000 (two car wash and service centres in Sharjah). There are too few recent listings to call a trend. Compare like with like: centre against centre, mobile against mobile.

Dubai, Sharjah and Ajman compared

Dubai had 25 of the 33 listings, and most of the cheap mobile and parking car washes. Its car wash centres were most often in Al Quoz Industrial and Al Qusais. All four Sharjah listings were car wash centres in industrial areas, asking AED 290,000 to AED 850,000. The three in Ajman asked AED 90,000 to AED 125,000. With so few listings outside Dubai, use these as examples, not averages.

Only seven listings stated a yearly rent (AED 50,000 to AED 700,000) and few stated sales, so we do not quote averages for those. About 24% of listings mentioned a corporate bank account, 21% parking, 18% said the business was fully equipped and 18% that the licence was included.

• a car wash and repair centre in Al Quoz Industrial of about 23,500 sq ft, with 18 staff, asked about AED 4 million in 2019, stating yearly sales of about AED 3 million.

How to judge whether a car wash is fairly priced

• Check the licence activity. Make sure the trade licence covers what the business actually does, such as car washing at a fixed site, mobile car washing or car detailing. A mobile licence does not let you open a car wash bay, and the reverse is also true.
• Check water and municipality approvals. A car wash site needs approvals for water use and wastewater, and many use water-recycling systems. Ask for the approvals and the latest inspection reports, and confirm that they move to the new owner.
• For parking car washes, read the contracts. Most of the value lies in agreements with buildings, malls or car parks. Ask for each contract, its end date and whether it can be transferred. A contract that ends next month is worth little.
• Check the lease and rent. For a car wash centre, the rent is usually the biggest cost. Confirm how many years are left on the lease and whether the landlord agrees to the transfer.
• List the equipment. Pressure washers, foam machines, vacuum units, tanks and vans wear out fast. Ask for an itemised list with their age, and inspect them.
• Check the staff. Car washes rely on workers whose visas and end-of-service benefits move with the company. Confirm how many will stay and who pays the benefits built up before the sale.
• Remember these are asking prices. Deals often close below the first figure, especially for small businesses with few records.
