The problem

Most asking prices start as a guess. Guesses are expensive.

Owners often price from a neighbour's sale, a number they heard, or what they hope to get. The market reacts in one of three ways, and none of them is good for you.

Priced too high

The phone goes quiet

Serious buyers compare. An ad priced well above what the numbers support gets few enquiries, sits for months, and when you finally lower it, buyers start asking what is wrong.

Priced too low

Money left on the table

A buyer who sees a bargain agrees fast, and the difference goes with them. Once you have accepted an offer, there is no going back up.

No numbers behind it

Negotiation becomes opinion

When a buyer says "it's worth less", you need more than "I think it's fair". Without a clear method, the first low offer often sets the tone.

You sell a business once. The price you set is the most important number in the whole sale.

How it helps

Walk into every conversation knowing your number, and why.

The report turns your figures into a clear, structured case for your price, so you can decide, explain and negotiate with confidence.

A confident asking price

A value range plus a suggested asking price that leaves room to negotiate, and a quick-sale price if you need to move fast.

Backing when buyers push back

Every step is shown: profit, owner earnings, the sector multiple, each adjustment and the asset floor. You can point to the method, not just the number.

Know your value drivers

See what lifts or lowers the value, such as lease length, trading history, revenue trend, customer concentration and how much the business depends on you.

Fix things before you sell

A practical "how to raise the value" section, so you can strengthen the business, and the price, before buyers start looking closely.

Buyer-ready documents

A checklist of the documents serious buyers usually ask for, so you can gather them early instead of slowing the deal later.

UAE tax and liability awareness

Prompts on corporate tax, VAT, staff end-of-service pay and licence and lease transfer, so nothing catches you out during the sale.

Put the price in perspective

A small cost next to what's at stake.

The report can't make a buyer pay more. What it does is help you avoid pricing by guesswork. Here is the simple math, as an example.

Example: underpricing a AED 500,000 business by just 5% AED 25,000

That is money that stays with the buyer if the asking price starts too low.

The valuation report about AED 367

USD 100 (about AED 367), one time, with one free re-run included. In this example, about 1.5% of the AED 25,000 at stake.

A 5% gap on AED 500,000 is AED 25,000, about 68 times the report price.

Illustrative example only. It isn't a prediction or a promise of a higher sale price. What a buyer pays depends on the market and the negotiation.

Questions

Frequently asked questions

How accurate is the valuation?

The numbers come from fixed formulas, not guesswork: your owner earnings times a sector multiple, adjusted for lease, trading history, revenue trend, customer concentration and owner dependence, and never below the value of your assets. The same answers always give the same result. Accuracy depends on the figures you enter, and the report shows a data-confidence score so you can see how complete they are.

Is the valuation done by AI?

No. The numbers come from transparent, fixed formulas, and the report shows every step. AI helps in two ways: the Valuation Assistant explains the questions, helps with the sums and flags gaps before you submit, and AI writes the plain-English commentary from your figures. AI can make mistakes, so please read your answers and the report carefully; the assistant doesn't guarantee accuracy.

Is this a formal or certified valuation?

No. It's an indicative, formula-based report prepared by businessfinder.me from the figures you provide. Those figures aren't audited or checked against documents. It isn't a RICS or other formal valuation, and it isn't financial, legal or tax advice.

Is my data private?

Yes. Your report is saved privately in your account and only you can download it. We don't publish it or show it to buyers; you decide who to share it with. The written commentary is drafted by an AI writing service from your figures, on a paid plan whose terms don't allow your data to be used to train its models. The numbers themselves are calculated on our own site.

How long does it take?

The form takes about 15 minutes if you have your last 12 months of figures to hand. You can pause and finish any time from My Account. The report is ready a few seconds after you submit.

What do I need to have ready?

Your revenue and main costs for the last 12 months (monthly if you have them), your rent and lease end date, licence details, staff numbers, and a rough figure for equipment, fit-out and stock. You don't need to upload documents.

Can I edit my answers or run it again?

Yes. Your answers save as you go, so you can review everything before you submit. Every purchase also includes one free re-run: if you spot a mistake after your report is issued, open it in your account, correct your answers and generate the report again, at no extra cost.

What is your refund policy?

Because your report is created and delivered instantly, we can't offer refunds once it has been issued. That's why you can see a full sample report before you buy, review all your answers before you submit, and use your free re-run to fix any mistakes afterwards. If something goes wrong with your payment or the report doesn't arrive, contact us and we'll sort it out. See our refund policy.

Which currency is used?

The price is USD 100 (about AED 367). Payment is taken in US dollars through our secure Stripe checkout, so your card statement shows USD 100 (your bank may convert it to your own currency). All figures in the report are in AED.

Will the report tell me what a buyer will pay?

No report can promise that. It gives you a well-reasoned range and asking price. The final price depends on the market, the buyer and the negotiation.

Can someone check that my report is genuine?

Yes. Each report has a reference number and a check code. Anyone you share it with can enter both on our report check page to confirm it was prepared by businessfinder.me.

How is this different from the free instant valuation?

The instant business valuation gives a quick ballpark. This report goes much deeper: your full profit and loss, owner earnings, every adjustment, an asset floor, strengths and risks, how to raise the value and a UAE checklist, delivered as a branded PDF.
