How Much Does a Laundry Business Cost in Dubai? (Asking Prices 2026)
Short answer: A laundry business in Dubai or elsewhere in the UAE usually costs between about AED 80,000 and AED 345,000 to buy: that is where most asking prices fall. Across 110 laundries listed on BusinessFinder.me between 2019 and 2026, the median asking price was AED 175,000. Listings from 2024 asked much more, with a median of about AED 400,000. These are sellers’ asking prices, not final sale prices.

Where these laundry prices come from
We analysed BusinessFinder.me’s own history of laundry and dry-cleaning ads that have since expired or been removed. We removed likely reposts of the same laundry and one price that matched the stated rent rather than a sale price. We also removed an ad showing AED 1,230,000, a placeholder figure that appeared on dozens of unrelated ads across the site in 2021–2022 rather than a real asking price.
That leaves 110 priced listings, 94 of them in Dubai. Most are from 2019–2021 (78 listings), with 16 from 2022–2023 and 16 from 2024. We show the full picture and the recent figures separately. All numbers describe groups of listings, never a single seller.
How much does a laundry cost to buy?
| Asking price | Listings | Share |
|---|---|---|
| Under AED 100,000 | 37 | 34% |
| AED 100,000 – 199,999 | 25 | 23% |
| AED 200,000 – 499,999 | 32 | 29% |
| AED 500,000 – 999,999 | 10 | 9% |
| AED 1 million and above | 6 | 5% |
A third of all listings asked under AED 100,000. Almost all of these (32 of 37) were listed in 2019–2021, most often in International City and Jumeirah Village Circle. At the other end, six laundries asked AED 1 million or more; four of the five that stated a team size had 10 or more staff.
Have laundry prices gone up?
| Listing period | Listings | Median asking price |
|---|---|---|
| 2019–2021 | 78 | AED 130,000 |
| 2022–2023 | 16 | AED 235,000 |
| 2024 | 16 | AED 400,000 |
| All years | 110 | AED 175,000 |
The difference between periods is large. Half of the 16 listings from 2024 asked between about AED 200,000 and AED 700,000, and 14 of them were in Dubai. The recent listings also include shops in higher-rent areas such as Al Barsha, Dubai Marina and Jumeirah, so part of the change may reflect which laundries happened to be listed. With only 16 recent listings, treat the recent median as a rough guide.
Laundry prices by emirate and area
| Emirate | Listings | Median asking price |

Rent, sales and staff
- Rent: 27 listings stated a yearly rent. The median was about AED 50,000 a year, and half paid between AED 28,500 and AED 84,500. The typical asking price was about 3.6 times the yearly rent.
- Sales: 10 listings stated monthly sales, with a median of about AED 46,000 a month. These are the sellers’ own claims and a small sample.
- Staff: 36 listings stated a team size; the median was five staff.
- Size: only 19 listings stated a size, with a median of about 650 sq ft.
Only four listings stated a monthly profit, too few to quote. Work out profit yourself from bank statements and the laundry’s order records.
What is usually included
15% of listings described the laundry as profitable and 15% said the licence was included. 11% stressed a prime location, 9% said staff or visas could transfer, and about 8% said the price was negotiable. Ask for a written list of the machines included: washers, dryers, steam presses and boilers can be a large part of the value.
Examples from recent listings
- a laundry of about 590 sq ft in International City asked AED 95,000 in December 2024;
- a laundry in Al Raffa with four staff asked AED 200,000 in March 2024, stating yearly rent of about AED 68,000;
- a laundry of about 500 sq ft in Oud Metha with three staff asked AED 350,000 in August 2024, stating yearly rent of about AED 84,000;
- a laundry of about 550 sq ft in Al Barsha with seven staff asked AED 750,000 in December 2024, stating yearly rent of about AED 105,000 and monthly profit of about AED 20,000.
How to judge whether a laundry is fairly priced
- Check where the orders come from. Walk-in customers, building contracts, hotels and app orders carry different risks. Ask for invoices and order records for the last 12 months.
- Check the machines. Ask for the age, condition and service history of each machine. Replacing industrial washers and dryers is expensive.
- Check the running costs. Water, electricity, detergent, delivery drivers and vehicle costs can take a large share of sales.
- Check the lease and approvals. Confirm the licence activity, how long is left on the lease and whether the landlord will transfer it.
- Remember these are asking prices. Deals often close below the first figure.
