Where these prices come from

We analysed BusinessFinder.me’s own history of healthcare ads (clinics, medical centres, dental clinics, pharmacies and a few veterinary and optical shops) that have since expired or been removed. We removed likely reposts of the same business and one price that was clearly a typing error.

That leaves 101 priced listings, 81 of them in Dubai. Most are from 2019–2021 (59 listings), with 25 from 2022–2023 and 17 from 2024–2026. We show the full picture and the recent figures separately. All numbers describe groups of listings, never a single seller.

Healthcare businesses are among the most expensive on the site. Only 14% of listings asked under AED 200,000, while 44% asked AED 1 million or more. Four veterinary and optical businesses are counted in the totals but had too few listings for their own row.

Medical clinics cost the most because the price usually covers expensive equipment, a larger fit-out and an existing patient base. In Dubai alone, the 49 clinic and medical-centre listings had a median of about AED 1.3 million. Dental clinics were cheaper, with 17 of the 19 in Dubai. Pharmacies were the cheapest group, although stock is often valued separately, so check whether the price includes it.

The jump in recent listings is large, but read it with care. Of the 17 listings from 2024 onwards, 13 were in Dubai (median about AED 2.5 million) and nine were medical clinics, several of them larger centres in Jumeirah, Al Wasl and Downtown Dubai. Part of the change reflects which businesses happened to be listed, not just rising prices. With 17 recent listings, treat the recent median as a rough guide.

Sharjah and Ajman (4 listings each) had too few listings for a reliable median.

In Dubai, Jumeirah was the only area with enough listings to compare. Its 10 healthcare listings had a median asking price of about AED 1.7 million, well above the Dubai median, reflecting larger villa-style clinics on busy roads.

20% of listings described the business as fully equipped, 16% stressed a prime location and 11% mentioned parking. 10% said the business was profitable, 7% said the licence was included and 8% said the price was negotiable. How to judge whether a clinic or pharmacy is fairly priced

  • Check the licence and who holds it. Healthcare facilities are licensed by the health regulator: the Dubai Health Authority (DHA) in Dubai, the Department of Health in Abu Dhabi and the Ministry of Health and Prevention in most northern emirates. Confirm early how the facility licence can be transferred to you and what the regulator needs.
  • Check the licensed professionals. A clinic needs licensed doctors or dentists, and a pharmacy needs a licensed pharmacist in charge. If key professionals leave with the seller, much of the value can leave with them.
  • Check where the revenue comes from. Ask for 12–24 months of bank statements and insurance remittance reports. Note rejected claims and how much revenue depends on one or two insurers or doctors.
  • Check the equipment and stock. Get an equipment list with ages and service records. For a pharmacy, agree how stock will be counted and valued on handover, and check expiry dates.
  • Check the lease. Healthcare premises are hard to replace. Confirm how long is left on the lease and whether the landlord will transfer it.
  • Remember these are asking prices. Deals often close below the first figure.
