Where these prices come from
We analysed BusinessFinder.me’s own history of cleaning, maintenance and technical-services company ads that have since expired or been removed. We removed likely reposts of the same company and three ads that used the same placeholder price that appears across dozens of unrelated ads.
That leaves 77 priced listings, 69 of them in Dubai. Most are from 2019–2021 (48 listings), with 20 from 2022–2023 and 9 from 2024–2026. We show the full picture and the recent figures separately. All numbers describe groups of listings, never a single seller.
How much does a cleaning company cost to buy?
| Asking price | Listings | Share |
|---|---|---|
| Under AED 100,000 | 19 | 25% |
| AED 100,000 – 199,999 | 11 | 14% |
| AED 200,000 – 499,999 | 23 | 30% |
| AED 500,000 – 999,999 | 8 | 10% |
| AED 1 million and above | 16 | 21% |
Prices are spread unusually widely. A quarter of listings asked under AED 100,000, while one in five asked AED 1 million or more. The cheaper end is mostly small or new companies: 18 of the 19 listings under AED 100,000 date from 2019–2022, and many gave few details beyond the area. The expensive end is companies with large teams and running contracts.
Cleaning companies vs technical-services companies
| Type of company | Listings | Median asking price | Middle half of prices |
|---|---|---|---|
| Cleaning company | 45 | AED 280,000 | AED 120,000 – 500,000 |
| Technical or maintenance services | 21 | AED 250,000 | AED 100,000 – 500,000 |
The two types asked similar amounts. Cleaning companies in Dubai alone (42 listings) had a median of about AED 290,000. Technical-services companies, which usually hold maintenance, AC, electrical or plumbing activities on their licence, had a median of about AED 250,000.
Have prices changed?
| Listing period | Listings | Median asking price |
|---|---|---|
| 2019–2021 | 48 | AED 300,000 |
| 2022–2023 | 20 | AED 122,500 |
| 2024–2026 | 9 | AED 290,000 |
| All years | 77 | AED 275,000 |
Unlike restaurants or salons, there is no clear upward trend. The dip in 2022–2023 reflects a cluster of very cheap listings in early 2022, several under AED 75,000. With only nine listings from 2024 onwards, the recent median is a rough guide; five of the nine asked between AED 250,000 and AED 350,000.
Prices by area and team size
In Dubai, two areas had enough listings to compare. The nine cleaning and technical companies in Al Barsha had a median asking price of about AED 125,000, while the eight in Business Bay had a median of about AED 375,000. Abu Dhabi and Sharjah had four listings each, too few for a reliable median.
The number of staff matters more than the office. Only 21 listings stated a team size (median eight staff), so treat these figures as indicative:
- eight companies with five or fewer staff had a median asking price of about AED 150,000;
- six companies with more than 20 staff had a median asking price of about AED 1.1 million.
Few listings stated rent (6), monthly sales (5) or profit (2), so we do not quote medians for them. A cleaning company’s value sits mainly in its contracts and staff, not its premises, so ask for those figures directly.
What is usually included
19% of listings said staff or visas could transfer with the company and 19% mentioned an online presence, such as a website or social media pages. 18% mentioned an existing bank account, 12% said the licence was included, 12% described the company as profitable and 14% said the price was negotiable.
Examples from recent listings
- a cleaning company of about 560 sq ft in Jumeirah Village Circle with one staff member asked AED 275,000 in November 2024;
- a cleaning company in Business Bay asked AED 350,000 in November 2024, stating yearly rent of about AED 35,000 and saying it was registered for corporate tax;
- a cleaning services business in Dubai Marina with 17 staff asked AED 350,000 in December 2024;
- a technical-services company in Abu Hail with 10 staff asked AED 500,000 in January 2025;
- a cleaning company in Abu Dhabi with 16 staff asked AED 2.3 million in January 2026, stating yearly sales of about AED 2 million.
How to judge whether a cleaning company is fairly priced
- Check the contracts. Ask for every client contract, its end date and whether it can pass to a new owner. Recurring building, office and facility contracts are worth far more than one-off jobs.
- Check the staff and visas. Confirm how many workers are on the company’s visas, how they are paid through the Wage Protection System and how much end-of-service gratuity has built up. That liability usually stays with the company if you buy its shares.
- Check the licence activities. Make sure the trade licence covers the services the company actually sells. Some activities, such as pest control, need extra approvals.
- Check the vehicles and equipment. Vans, machines and accommodation leases can be a large part of the price, or a hidden cost.
- Check the liabilities. If you are buying the company with its bank account, get a clear statement of debts, fines and tax filings before you pay.
- Remember these are asking prices. Deals often close below the first figure.
