Where these prices come from

We analysed BusinessFinder.me’s own history of Sharjah business ads that have since expired or been removed. Before calculating anything, we took out likely reposts, the placeholder price that appears on dozens of unrelated ads, “partner wanted” ads, a private school asking AED 35 million, and six ads where it was unclear whether the business was in Sharjah or Dubai (for example, Al Nahda exists in both).

That leaves 119 priced listings: 40 from 2019–2021, 50 from 2022–2023 and 29 from 2024–2026. We quote the recent figures separately. All numbers describe groups of listings, never a single seller.

Restaurants were the biggest and priciest common group: 16 of the 28 asked between AED 200,000 and AED 600,000, and five asked AED 900,000 or more. Salons, including barber shops, were the cheapest operating businesses, and a Sharjah trade licence on its own often asked under AED 30,000. Only four clinics or pharmacies (AED 90,000 to AED 500,000) and four laundries (AED 65,000 to AED 550,000) were listed, too few for averages. Groups with 8 to 14 listings are a rough guide.

Have Sharjah business prices gone up?

Listing periodListingsMedian asking price
2019–202140AED 122,000
2022–202350AED 199,000
2024–202629AED 290,000
All years119AED 190,000

The median asking price rose in each period, from about AED 122,000 in 2019–2021 to about AED 290,000 for listings from 2024 onwards (half of those asked between AED 180,000 and AED 450,000). Restaurants show it most clearly: their median rose from about AED 150,000 in 2019–2021 to about AED 365,000 for the 10 listed since 2024. Other groups have too few recent listings to compare, and part of the overall rise comes from more restaurants and garages among recent listings.

Sharjah compared with Dubai and Abu Dhabi

In the same data, Dubai businesses had a median asking price of about AED 250,000, and about AED 500,000 for listings since 2024. Abu Dhabi’s median was about AED 200,000 (about AED 290,000 since 2024). So Sharjah businesses typically asked a little less than Abu Dhabi ones and clearly less than Dubai ones. Rents are lower too: the 27 Sharjah listings that stated a yearly rent had a median of about AED 60,000, and half paid between about AED 35,000 and AED 73,000. See business prices in Abu Dhabi for that emirate.

Prices by area

AreaListingsMedian asking price
Industrial Area12AED 272,500
Al Majaz11AED 250,000
Sharjah Industrial10AED 347,500
Abu Shagara8AED 245,000
Muwaileh5AED 70,000
Areas with at least 5 priced listings.

The two industrial areas were dominated by garages and auto businesses, with some restaurants and small factories, which pushed their medians up. Al Majaz and Abu Shagara had more restaurants, salons and shops. Muwaileh’s five listings were mostly small shops and a trade licence. Many ads named only the emirate, not the area.

How to check a Sharjah business before you buy

  • Check the trade licence. Sharjah licences are issued by the Sharjah Economic Development Department (SEDD). Confirm the licence activity, the expiry date and how the transfer to you will work.
  • Check the lease. Sharjah tenancy contracts are attested by Sharjah Municipality. Confirm how long is left on the lease, the rent after renewal and that the landlord agrees to the transfer.
  • Check sector approvals. Food businesses need municipality food-safety approvals, and clinics and pharmacies need a health licence. Make sure these can move to you.
  • Ask for real figures. Ask for bank statements and point-of-sale or delivery-app reports for at least 6 to 12 months, not just the stated sales.
  • Check staff and debts. Confirm which staff visas move with the business, who pays their end-of-service benefits, and that rent, utilities and suppliers are paid up to the handover.
  • Remember these are asking prices. Deals often close below the first figure.
