Salons for Sale in Dubai

Salons for Sale in Dubai

Buying a salon that is already trading is one of the quickest ways to own a beauty business in Dubai. The fit-out, chairs, licence and often the team are already in place, and you inherit regular clients from day one. BusinessFinder.me lists ladies salons, gents barbershops, beauty and nail salons across Dubai, each with an asking price in AED, the area and the seller’s contact details.

Types of salons you’ll find

  • Ladies beauty salons: hair, nails, threading, waxing and facials. Most listings on the site are in this group, from small neighbourhood salons to larger salons in Business Bay, JVC, Al Barsha and Mirdif.
  • Gents salons and barbershops: usually smaller units with lower rent and a fast walk-in trade.
  • Nail and lash studios: compact spaces, often in residential towers or community malls.
  • Salon and spa combinations: if massage or body treatments matter to you, also see our spas for sale in Dubai.

What to check before you buy a salon in Dubai

1. The trade licence and its activities. Ask for a copy of the trade licence and check which activities are listed on it, who owns it and when it expires. Salons on the Dubai mainland are licensed through the Department of Economy and Tourism (DET, formerly DED); salons in free zones are licensed by that free zone authority. Make sure the services you plan to offer are covered by the licensed activities.

2. How the sale will be structured. A salon can be sold as a transfer of the company or licence ownership, or as a sale of the assets (fit-out, equipment and goodwill) with a new licence issued to you. Each route has different paperwork and costs, so agree the structure in writing and confirm the steps with the licensing authority or a business setup consultant before paying.

3. The lease, Ejari and landlord NOC. In Dubai the tenancy contract is registered through Ejari. Check how long is left on the lease, the annual rent, the payment schedule and whether the landlord will issue a no-objection certificate (NOC) for the transfer. A salon with a short lease or an uncooperative landlord is worth far less.

4. Municipality and health requirements. Salons have to meet Dubai Municipality health and safety rules, and staff normally need valid occupational health cards. Ask whether recent inspections went well and whether any fines are outstanding.

5. Staff and visas. Find out how many staff are on the company’s visas, their roles, salaries and how long they have worked there. Agree who pays end-of-service gratuity for the period before the sale, and whether visas will be transferred or cancelled.

6. Real trading figures. Ask for sales records from the booking or POS system and bank statements, not only a summary. Compare them with rent, salaries, product costs and utility (DEWA) bills to see the true monthly profit.

7. Equipment and fit-out. Inspect the chairs, wash basins, nail stations, laser or facial machines and air-conditioning. Check whether any equipment is leased or still under finance.

8. Tax and liabilities. Check the VAT and corporate tax registrations with the Federal Tax Authority, and ask for confirmation that there are no unpaid supplier bills, fines or salary arrears.

Frequently asked questions

Can I buy a salon in Dubai if I live outside the UAE?

Many buyers do, but you will normally need a UAE residence visa or an investor or partner visa linked to the business to run it day to day. Check your options with the licensing authority or a business setup consultant before you sign.

Is it better to buy an existing salon or open a new one?

An existing salon saves you the fit-out time and comes with clients and staff, so it can start earning straight away. A new salon gives you full control of the location and design but takes longer to become profitable.

Will the staff stay after the sale?

Not automatically. Talk to the seller about which staff are willing to stay, agree how visas and gratuity will be handled, and keep key stylists on board, because clients often follow them.

What documents should a salon seller provide?

At minimum: the trade licence, the Ejari-registered tenancy contract, recent sales records and bank statements, the staff list with visa details, and the equipment list. A serious seller will have these ready.
