Step 1: You choose one of our selected apartments (low rent, great location, quality building)
Step 2: We build partitions for accommodation sharing where each bed will be subleased (in full compliance with the building management of course)
Step 3: We will find tenants and fill it up until it reaches 90% occupancy => A profit of 4k Aed to 6k aed will be generated EVERY month.
This business model generates a consistent and predictable monthly income (ROI) through the monthly rental of these partitions
Imagine that the total income generated from partition rental is 18K AED per month: To that we minus:
– Apartment rent: 6,800 AED per month
– Dewa + Gas cylinder: 2,500 AED / month (capped)
– High Speed Internet: 420 AED / month
– Manager/Cleaner’s Salary: 700 AED / month
– Monthly maintenance for tenants: 500 AED / month
– Monthly advertising for tenants: 500 AED / month
=> PROFIT: 6,580 AED PER MONTH.

Over 50% of the population in Deira and Bur Dubai, live in a shared accommodation With the demand far exceeding supply, many people build “cheap” businesses where the quality of the shared accommodations is very low (usually dirty, noisy…etc.). Having rented ourselves space in these “cheap” businesses, we have decided to build premium facilities with 3 promises: clean, safe and quiet.

After many trials and errors, we have become experts at finding and building serviced apartments that become quickly and sustainably tenanted, due to their premium facilities, appliances, consistent cleanliness, fantastic location, and the shortage of quality spaces in the market.
We’re now looking for savvy investors, who would want to generate a monthly income through these serviced apartments. The Tenancy contract / Ejari will be under your name of course for full control.
***HOW MUCH IS THE INVESTMENT?***
To build the serviced apartments from A to Z, your initial investment will be 70k to 75k This includes:
• Fully closed private partitions (floor to ceiling)
• All partitions include own A/C exhaust + Fan
• Brand new Wardrobe/furniture inc.
• All partition tenants have access to balconies• 4 to 8 toilets/shower cabins will be built
• Fully equipped kitchen with state of the art appliances (all under warranty)
• Washer AND Dryer (under warranty)
• Large Fridge and quality furniture (under warranty)
• Water cooler, (under warranty)
• Daily cleaning service
• Strong routers for best Internet coverage
• Manager / Cleaner available 24/7
• CCTV to ensure adherence to all the cleanliness rules and eliminate any conflict between tenants
• Fire alarms, gas sensors, CO sensors…etc.
• The finding of tenants
• The training of a manager for your flat (who can be yourself or a person of your choosing)
THE MUST HAVE FOR THE LOCATION:
– Direct access to metro station and buses
– Supermarkets in the same buildings or the one next door
– Very well maintained and quiet/safe building.
All appliances are selected for their energy-saving nature. All furniture is for heavy-duty and will sustain the test of time.

– Is there any after-sale service if I need support in the beginning?
=> Yes. We offer full training on how to ensure the business remains highly profitable at any time. We have a proven system that consistently generates the highest income (AND IT’S REALLY SIMPLE). We have a vested interest in you profiting from your first investment with us because we hope you will take on more apartments in the future.
– Is this business compliant with the building/landlord rules?=> Yes, some buildings’ rental model is exclusively for accommodation sharing. And so all the flats are occupied this way, in full transparency with the landlord. In fact, the number of partitions in your flat will be mentioned clearly in one of the documents, when signing the tenancy contract.
– Do you guys have a license?=> Of course, we’re a fully licensed company registered in Dubai.
